Types
Side by side
Two units share one middle wall. Each often has its own yard.
Up and down
One unit sits above the other. Noise between floors is common.
Converted house
A single home split later. Check permits closely.
Twin home
Each side sits on its own lot and sells separately.
Financing
If you live in one unit, owner occupant loans may apply. US FHA, VA and conventional loans cover two to four units.
Lenders may count part of the other unit's rent as income. Pure investment purchases usually need a larger down payment.
